HUD’s Detroit field office director reported 7 of 19 DHC properties failed to meet HUD standards, meaning potentially 648 families live in units that are unsafe and/or unsanitary. And DHC is losing millions annually with a 78% occupancy rate that is among the nation’s lowest.

HUD reps at meeting so they are moving the HUD Update info item before action items.
HUD is there explaining the DHC went over their annual and reserve funding for vouchers. They are covering an additional $2mil for the shortfall-
HUD Field Office Mr Gordon just advised the board they have developments that are below acceptable conditions- including Brewster,Douglas and they need to improve. Board advised they are very aware.
HUD is also telling the board the leasing % is one of the lowest at 78% & it is causing them to lose funding…96% is HUD Goal- Cost $2.5 million last year, potentially $2.9 mil this year!
HUD is advising the need to have an effective strategy to watch waivers of vacancies and improvements.
@HUDgov is telling the board they are being looked at nationally- they are asking for the boards strategies. 76-78% occupancy for Detroit also hurts state average and funding.
@HUDgov HUD is now telling the board about the late income recertifications…have reduced in the past year. Majority of them are on Voucher programs. They will be getting an audit on income recertification process. The agency falls in HUD’s “risk” list. “You have to address this”.

@HUDgov Item -3 to Renew commercial property insurance …policy has gone up over 8% and reduction to flood insurance. $1,300,226. Asking for no bid contract this year using HUD waiver. Approved with some discussion on coverages needed.
